Terms and plan license
Last updated November 5, 2026
These terms cover the house plans, drawings and related files sold under the Halden name (the “Plans”). Halden is a brand of Lemon Agency LLC, a Wyoming limited liability company, 30 N Gould St Ste N, Sheridan, WY 82801, USA (“Halden”, “we”, “us”). By buying or using Plans, you agree to these terms.
1. What you are buying
You are buying a license to use a copyrighted design, not the design itself. Halden keeps all copyright and other rights in the Plans, including the drawings and the house design they show, which U.S. copyright law protects, including the design of the building itself (17 U.S.C. § 102(a)(8)).
2. The one-house license
- You may build one house from the Plans, on one lot, for yourself or for one client of yours.
- You may print as many copies as your builder, lender, subcontractors and building department reasonably need for that one house.
- You and the licensed professionals working on that house may modify the Plans for that house.
- You may not build a second house, resell, share, publish or upload the Plans, or use them to make derivative plans for sale. A builder who wants to build a plan more than once needs a separate license for each house.
- The license transfers with the lot only if you tell us in writing before construction starts.
3. Codes, zoning and local review
Each plan is drawn to the code basis stated on its listing and in its code summary. Building codes are adopted and amended by states, counties and cities, and they change over time. We do not represent that the Plans meet the code, zoning rules, setbacks, height limits, design guidelines, covenants or HOA rules that apply to your lot.
Many jurisdictions require structural design, energy compliance documents, a site plan, or a seal from a design professional or engineer licensed in that state. You are responsible for having the Plans reviewed and, where required, adapted and sealed by a licensed professional in your jurisdiction, and for getting every permit and approval before you build. Foundation drawings are conceptual and must be designed for your soils and loads.
4. What Halden is, and isn’t
Halden is a residential design studio that sells house plans. We are not your builder, engineer or construction manager, and we do not supervise construction. Renderings show design intent; materials, finishes, landscaping and furniture are illustrative.
5. Prices, payment and delivery
Prices are shown in U.S. dollars on each plan page. Where we are required to collect sales tax, it is shown and added at checkout before you pay. Payment is processed by Stripe; we never see your full card number.
The PDF plan set is a digital product delivered electronically. Right after payment, the confirmation page shows a download button, and we email you a link to that page. The download page stays available for 30 days after purchase; please save a copy of the file. If you lose access later, write to us from the email you used at checkout and we will send the file again. Nothing is shipped on paper.
At checkout you can add optional digital add-ons. The cost-to-build estimate is a PDF we calculate when you enter the ZIP code of your lot: a low, typical and high range of construction cost (lot excluded) based on published 2024 regional data, with the sources and method stated in the document. It is a statistical estimate, not a quote, bid or prediction of your actual cost, and no builder is bound by it. The preliminary quantity takeoff, offered on plans where we have it, lists quantities measured from the design model of the plan; it is not an order list and your builder or supplier must confirm it against the final permit drawings. Add-ons are licensed for use with the one house you build from the plan.
CAD files and modifications are not sold through checkout. They are quoted separately in writing and are covered by the same one-house license.
Before you buy, read the plan page, including its code basis, footprint and the “Before you build” note, and ask us if you are unsure whether a plan suits your lot.
6. Modifications
When we modify a plan for you, we agree the scope and price in writing first. Modified Plans remain Halden’s copyright and are licensed to you for one house on the same terms.
7. Refunds
Because the plan set is delivered immediately as a digital file, it can’t be returned once it has been downloaded. Our refund policy, which is part of these terms, sets out when you get a refund: for example, if you have not downloaded the file, or if it is defective and we can’t fix it.
8. No warranty
We take care that the drawings are complete and internally consistent, and we will correct any drafting error you report to us at no charge. Beyond that, to the fullest extent the law allows, the Plans are provided “as is”, without warranties of any kind, express or implied, including fitness for a particular purpose, merchantability and compliance with any code or regulation.
9. Limitation of liability
To the fullest extent the law allows, Halden is not liable for indirect, incidental, consequential or special damages, including construction delays, cost overruns, or losses from building without proper local review. Our total liability for any claim relating to the Plans is limited to the amount you paid for them.
10. Infringement
Building more houses than you are licensed for, or copying the design, infringes our copyright. We take that seriously and may seek the remedies the law allows.
11. Governing law
These terms are governed by the laws of the State of Wyoming, without regard to conflict-of-law rules. Nothing here limits rights you have under the consumer protection laws of your own state.
